St. Ivan Rilski Hotel Spa & Apartments is an all seasons residential and holiday complex, located in one of Bulgaria’s most magnificent mountains - Pirin, that surrounds the ancient town of Bansko. The area offers panoramic views of all three surrounding mountains – Pirin, Rila, Rhodopes, as well as the impressive old town of Bansko. Bansko is one of the economical and administrative centres of south-west Bulgaria, located 160 km. away from Bulgaria’s capital – Sofia and about 50 km. away from the national border with Greece. The city lies on 925m. above the sea level on the banks of the Glanze river. It is precisely this attitude that makes Bansko an ideal place for living and an all-seasons resort. As Bansko has the statute of a national resort, the town and the surrounding area has good infrastructure and connecting routes with other parts of the country. Two national roads, connected with international highways pass through the city. There are regular bus lines and railway services as well. The local population of Bansko is about 90 000 people, however holiday peaks this number doubles due to the flow of Bulgarian and foreign tourists. The city offers a lot of public services such as banks, schools, kindergartens, health services, etc. Many music festivals with diverse programs take place in Bansko during summer time and the autumn season. Terms of Payment:

The process of buying an apartment in St. Ivan Rilski is simple and easy, and does not differ essentially from the deal-signing procedures in the EU or UK. Depending on whether you are buying a completed, half-completed or an apartment that is still in its initial phase of development (off plan), there several different payment possibilities. In any case, a 1 500 EUR deposit is payable two days after you have reserved an apartment, which serves as a guarantee to both buyer and seller. The deposit will be subtracted from the price of the property in case of purchase.

Reserving the desired apartment, gives you a 21-day period, that allows you to organize your out-look of the property or to arrange the necessary documents for the signing of the pre-contract. During this 21-day period, the seller cannot sell the property to a third party. In case he does, he is obliged to pay back to the buyer double the amount of the deposit – 3000 EUR.

Buying property in it’s initial phase of development:

• 30% when signing the initial contract;

• 40% after the construction of the framework and roof;

• 30% after the apartment is completed.

Considering the tendency of constant price increases of residential properties, it is highly recommended that you buy your apartment from ’off plan’.

Buying a half-completed property:

• 70% of the total property value is payable, when signing the initial contract. The final contract states how and when the remaining 30% will be paid in accordance with the building progress.

Buying a completed property:

• When purchasing a finished apartment the full amount of the selling price is payable.
